To optimize its supply chain and meet high sustainability standards, Mercedes-Benz moved into the ICC in May 2025. This tailor-made logistics facility, developed by Panattoni, represents a key building block in the company’s ongoing transformation - also with a view to future industry challenges.

The automotive manufacturer has long been a cornerstone of the Mittelbaden economic region. With growing demands for modern, sustainable logistics structures, the need arose to consolidate processes and shorten transport routes. On the site of a former particleboard factory, Panattoni developed a state-of-the-art consolidation center that meets the highest ecological standards in the logistics sector and contributes to further reducing environmental impact through innovative concepts.

Strong regional support

Initial discussions between Panattoni, Mercedes-Benz, and representatives of the municipality of Bischweier began in 2021. In a multi-month public participation process, 76.2% of participants voted in favor of the ICC development. Construction started in April 2024, and the consolidation center was handed over to Mercedes-Benz in the second quarter of 2025.

The 130,000 sqm facility now serves as a central supply hub for the automotive group’s international production network. Incoming goods are bundled and consolidated on site, while services such as the pre-assembly of certain vehicle components are also carried out. The planned creation of around 500 new jobs and the sustainable strengthening of the automotive cluster make a significant contribution to regional economic development in the Rastatt district.

Green solutions for a global challenge

As part of a sustainable transformation, the property was built in accordance with the demanding DGNB Platinum standard. Around 250,000 tons of demolition material from the previous structures were reused for the new construction - saving valuable resources and eliminating approximately 15,000 truck journeys, significantly easing the burden on regional mobility.

An 80,000 sqm rooftop photovoltaic system generates renewable energy, while heat pumps minimize the use of fossil fuels. As a result, the building consumes around 70.5% less energy than required by the German Building Energy Act (GEG) - a top benchmark for logistics properties. Flower meadows and nesting aids promote biodiversity, while green roofs and façades absorb greenhouse gases and regulate rainwater runoff.

Special filter systems in loading and unloading tunnels reduce fine dust pollution and emissions in and around Bischweier. Sustainable mobility is supported by a reactivated railway line and an integrated charging system, enabling electric trucks to charge at over 10 stations with 3 x 350 kW capacity.

A lighthouse project for the logistics sector
The ICC is the first project in Germany to receive the DEBV Brownfield Certificate. In addition, it won the prestigious Brownfield24 Award in 2025 in the category “Best Brownfield Project (Logistics).” It demonstrates how intelligent site development for logistics properties can contribute to a more sustainable and secure supply chain - setting a benchmark for future projects and delivering lasting value for all stakeholders.

CASE STUDY

Panattoni Campus Berlin Zentrum is the first project from Panattoni in Germany in which the various property types for logistics, production and industry have been combined at one site, thus creating a broadly diversifiable, third-party-usable investment basis. In Berlin-Lichtenberg the site unites the Panattoni Park Berlin Zentrum logistics site and the City Dock® Berlin Zentrum business park as a multi-tenant concept. The entire fully-let campus was successfully sold to the DWS Group at the end of 2025.
